Please contact the utility companies listed at the bottom of this page ASAP.
Please ask to list Peace of Mind Property Management as an authorized party on the account, this will allow us to call and verify that there is an active account before I send any contractors to the property.
Other things you will want to mention/ask:
When calling Spire, let them know that the home is currently vacant, and the lock box code (we will provide this). They need access to the home and since they only provide all day appointments and only give you a 20-minute warning when they are on the way, we are unable to have someone there. Our office is located about 40 minutes from the majority of the properties we manage.
When calling Missouri American Water, let them know the same as noted above for Spire. Some of the homes are equipped with new meters that do not require access to the home to activate service and some still have the old meters that require access. Also, ask them if you need to agree to hold them free of any liability in the event that the water is turned on and there is a leak or something else like an open faucet that may result in property damage. In the past we have had service activation delayed because this had not been done. It's been quite some time since that has occurred, but please ask just to be safe!
If you have more than one rental property, consider taking the time to set all of them up this way to save time in the future!
I suggest that you have the bills sent to yourself electronically. We recommend this because many times, despite providing a billing address, the bills end up being sent to the service address. When this happens, they obviously aren't going to get paid and can result in termination of services. If that were to happen, and we have a scheduled inspection, it will be an automatic failure and ultimately further extend the vacancy period.
When this is complete, please email us and confirm that:

If you call and are told there is no gas service at the property, please let us know and we will note that in your property file.
